As a suburb of Boston, Quincy sees consistent bookings for groups traveling to the area for both work and tourism. With this in mind, the City settled on new short-term rental laws after debating specifics since last fall. While still determining a formal way to track compliant rentals, the City has settled on a list of requirements for hosts.
New Short-Term Rental Laws in Quincy, MA
The new short-term rental laws include the following requirements, mirroring those found in cities across the U.S.
- Mandatory registration process for each short-term rental
- Mandatory health and safety inspection for each short-term rental
- Short-term rentals are banned in Residential A neighborhoods
- Short-term rentals are banned in income-restricted housing
- Short-term rentals are limited to owner-occupied dwellings
Short-Term Rental Laws & Safety Standards
Cities across the U.S. are recognizing the importance of safety standards for short-term rentals. Hosts are held to a greater standard than traditional homeowners, as they are listing their homes on Airbnb or Vrbo which simply put, is operating a business. As with any business, owners should ensure proper coverage for property damage or legal battles from injuries.
By enforcing safety restrictions, the city automatically removes unprofessional hosts from the market leaving the remaining hosts operating their business with proper safety measures.
The City is not currently considering a short-term rental insurance requirement, however, we’ve seen this change over time and will add any new details here as they develop. Details on the complete ordinance can be found on the Quincy government website.
