Recommend Proper Insurance to Your Owners. And get 75% off your Wister CGL Premium.
Congratulations on securing Wister Insurance, which provides Commercial General Liability (CGL) and Professional Liability (E&O) protection for your vacation rental management or co-hosting business. Now let’s get to work on educating your property owners.

Why a 75% Discount on CGL?
We are thrilled you have purchased Commercial General Liability (CGL) insurance for your business. It is essential to protect your business first. However, when your property owners also carry CGL insurance, you are automatically protected under their policy as an “insured” party.
How does this work?
In the CGL coverage form (actual policy), there is a section titled “who is an insured”, meaning who is afforded coverage under the policy. The obvious is the named insured or person/entity that purchased the policy, but included automatically is a “spouse” of the named insured, a business “partner” if it’s limited partnership LP, a managing member of a limited liability company (LLC), and any organization acting as your “real estate manager”.

This significantly reduces exposure to the Wister policy, thereby warranting the 75% CGL discount. Let’s illustrate this with a real-world claims example.
You manage the home of an insured individual with Proper, which includes $1,000,000 of CGL protection. A guest slips and falls and is seriously injured, claiming the fall happened due to uneven surfacing in the home.
The guest’s attorney files a complaint and sues you, the manager, claiming that you should have been aware of the hazard and that your negligence resulted in their injury. The demand is $250,000.
Since you’re covered under the property owner’s $1,000,000 CGL policy, Wister offers a 75% discount on any properties you manage with that coverage.
How to Receive the 75% CGL Discount
Thanks to Wister’s affiliation with Proper, no action is needed to collect certificates of insurance (COIs) from owners insured through Proper—they’re already on file. For property owners not insured with Proper, begin collecting COI documents.
The COI will confirm the type of liability coverage. If it includes at least $1M in CGL, the property qualifies for a 75% discount—savings that can add up quickly under Wister’s per-property pricing model.
When your Wister policy renews, the discount will automatically be applied to owners insured with Proper, and you will have the opportunity to provide COIs for others.

Key Reasons to Recommend Proper Insurance
#1 Proper offers a superior product
The Proper policy fully replaces the owner’s homeowner or landlord policy, providing superior coverage for the building, contents, business income, and liability, along with unmatched enhancements. Proper is for property owners what Wister is for property managers. When recommending an insurance provider, you want the best.
#2 Proper includes commission income protection for managers & co-hosts
Every Proper policy includes a unique “Property Manager Commission Income” endorsement, ensuring you’re compensated for lost income in the event of a covered claim. This creates a significant incentive for you to encourage your owners to upgrade their insurance to Proper. For complete details, read our case study.
#3 Proper includes $1,000,000 in Commercial General Liability (CGL)
Each Proper policy includes $1,000,000 in CGL coverage, ensuring you’re protected under the owner’s insurance and automatically qualifying the property for Wister’s 75% discount.
Effective Ways to Promote Proper

1. Send an email out to your owners
Over the past decade, Proper has issued 200,000+ short-term rental policies and earned more 5-star claims reviews than any other U.S. carrier—proven protection you can trust.
We partner with hundreds of professional vacation managers and co-hosts and know what resonates. The message to your owners is simple: Verify & Shop Your Insurance.
To make it easy, we’ve provided a ready-to-use email template—feel free to copy it directly or use it as inspiration.

2. Publish an Insurance Resource Page on your website or blog
Many property owners rely on their managers as trusted resources, and questions about insurance are bound to arise, whether related to property coverage or liability protection.
That’s why we’ve created a comprehensive insurance resource page. It outlines the key benefits and limitations of the three primary types of insurance policies: homeowner’s, dwelling, and commercial.
We invite you to download our blog post and publish it as a dedicated page or post on your website. When owners come to you with insurance questions, you’ll have an informative resource ready to share.

3. Build the insurance discussion into the onboarding of new owners
Every manager or co-host approaches client acquisition and onboarding differently, but one consistent value-add we’ve identified is providing a trusted insurance referral.
If you already refer a local agent, that’s great—just be sure to include Proper in the conversation. Our specialized policy is often a valuable upgrade, giving new property owners an informed choice.
To support you, we’ve created a detailed insurance brochure highlighting Proper’s unique coverages. We encourage you to download it and include it in every new owner welcome packet.

4. Have Proper host a risk management webinar for your owners
We’ve seen great success hosting insurance webinars for managers and their property owners, mainly because they offer a valuable opportunity to address real-world questions in real time.
Promoting the event as an “insurance workshop” and allowing owners to review their current coverage consistently drives strong attendance and engagement.
These webinars are typically co-hosted by the property manager and the Proper Insurance agent assigned to your region, giving owners a direct introduction to the expert who can support their needs.
